A Newcomer’s Perspective on Moving to Water Valley


I am one of a growing number of people from the Nashville area who found the combination of fiber internet and affordable but still very repairable old homes, early 1900's - 1980's, within a reasonable commute of major cities and universities irresistible. ...and I have yet to get stuck in traffic up here. Already restored homes seem to sell for as low as ~$165,000. Distressed homes, some only in need of minor repairs and landscaping, have sold for much less. The catch is that you can't get a standard mortgage on a distressed property, so you have to either save up or get a personal/ title loan so you can pay up front.


Mine needed roofing patches, flooring repairs, some window panes, almost every breaker in the electrical panel was the wrong brand/ series for the panel, new outlets and switches, some "creative" electrical additions by a previous resident, plumbing leaks repaired, extensive cleaning - like, spend weeks mopping the walls and ceiling, remove all the fallen insulation in the crawl space, and some minor landscaping. It still has a lot of things to take care of later, like a new coat of paint and a few new planks of siding on the outside or multiple thick layers of paint over the walnut fireplace mantles and trim or re-mortaring the foundation, but I'm going to call that ready to move into. If that sounds like a list that you can take care of, I paid ~$12k.

Zoning and Lifestyle Flexibility


With no city government there is only county zoning and building restrictions to consider. Meaning: You could live in a camper parked in the driveway of your house while you repair it, as several residents have done! Tiny homes and homesteads also appear to be on the table! Check the Graves County website for details. I went the route of driving up I-24N from north of Nashville to make repairs whenever I had free time for about two years.
